There are a number of ways you can go about installing an automatic gate opener for your driveway. But the fact is that it will depend on how your gate operate in the first instance. Swing gates, sliding gates, rolling gates… you name it, there is a gate motor for that kind of work.But one important aspect that people tend to forget is the maintenance required by the gate motor. I live in a condo which, as many others has a sliding gate on the driveway; and couple of months a go I got involved in the building administration.
As member of the administration staff, I started to check on the monthly expenses in order to try to save some bucks as we were going to raise the maintenance fee for each condo on the building.
Happens that the company who installed the automatic gate opener was charging US$150 dollars monthly in the concept of “maintenance”; so I watch closely what the technician did as I believe definitely $250 dollars monthly is a rip off. I wanted to know exactly what was the procedure described on the service manual. After all every equipment comes with a service manual. I started looking all over the internet for the service manual for the gate motor installed on the gateway with no luck. So I went back to the basis… and looked over for electric motor maintenance. After all, the gate motor is an electrical motor with some stuff attached to it’s rotor.
Well, for a sliding type of gate motor the required maintenance is basically lubrication. The motor need to have grease on the gears and the zipper. Ball bearing grease on the zipper, a little bit on the rotor gate and that’s it; but before, some wd40 to clean the system.So I went further and open up the casing of the motor in order to access the internal parts and replace the rotor brushes as well.Now we have a better working automatic gate opener and the total cost of the gate motor maintenance went down from $150 dollars to $30 dollars. Of course I trained the concierge so he could take care of it.
